Our role as the General Contractor is to build the project through a competitive bidding process or direct negotiations with the Owner and their team.
Belmont contracts directly with all trades and suppliers; manages and administers all trade contracts, communications, payments, monitors construction documents, schedules, plan and specifications interpretations, scope changes and other procedural aspects directly with all Trade Contractors and Suppliers.

Our competitive bid experience enhances Belmont’s effectiveness as a Construction Manager. When involved early in the design phase, we analyze and value engineer costs, frequently making over-budget projects feasible. With particular expertise in assessing plans for constructability. Belmont performs value engineering for significant savings based on suggesting modifications to designs, materials and equipment.
Our role as the Construction Manager is to act as the Owner’s representative, by providing a full management team, whose goal is to enhance and control the delivery of a construction project. It is Belmont ‘s responsibility to coordinate the various trades and contracts into a successfully completed project.
Our Construction Management services are based on strong capabilities to manage quality, costs, and scheduling. Construction Management allows close relationships and increased efficiency between the design and construction functions, resulting in a project that is produced with lower costs, and delivered on time or prior to the scheduled completion date. A high-quality project can be produced while the owner maintains extensive control and flexibility throughout the process.
Typically, the client retains our services in the early stages of design which allows us to work closely with the owner and design team to provide a realistic determination of schedules and costs as they relate to the program and design. During our Constructability Review, we explore construction feasibility, material costs and availability, labor and building systems. These factors contribute to general and special conditions of the specifications. During the Constructability Review, we will develop on site construction logistics and phasing planning.
During the pre construction phase, cost estimating and control, including value analysis and life cycle costing, are provided and are closely integrated with the Architect for a cohesive team effort.
Cost estimating ensures an accurate prediction of cost and owner’s requirements, from the initial budget concepts through construction documents.
Project scheduling is a critical component of time control. Prior to the construction phase, activities will be scheduled and coordinated to best meet the Owner’s priorities.
Claims & Analysis
